Do you offer in-person or on-location closings if I'd rather not sign online?

Yes. If you're in South Florida, we can meet on-location if coming into the office isn't convenient. For clients elsewhere, we partner with Williamson & Williamson to arrange a mobile notary anywhere in the United States.


How long does a typical closing take?

Most residential purchases close within 30–45 days of contract, while commercial and investor transactions vary depending on financing, due diligence, and the number of parties involved. We'll walk you through a realistic timeline once we understand your transaction.


Who chooses the title company, the buyer or the seller?

In Florida, this is negotiable and ultimately set by the purchase contract, but local custom often determines who chooses:

  • Seller chooses: Palm Beach, St. Lucie, and Martin counties

  • Buyer chooses: Broward and Miami-Dade counties


What's the difference between title insurance and homeowner's insurance?

Title insurance protects against issues with the property's ownership history like liens, unpaid judgments, or errors in public records while homeowner's insurance covers physical damage to the property itself. Lenders require both.


Florida property taxes are paid in arrears, meaning the bill for a given year is paid the following year. At closing, taxes are prorated between buyer and seller based on the closing date, so each party covers their share of the year they owned the property.

How do property taxes work at closing in Florida?
